Terms
Version 1.0 · effective October 26, 2026 · applies to cohostline.com and the Cohostline service. Cohostline is a trade name of WYS Works B.V., Lichttoren 32, 5611 BJ Eindhoven, the Netherlands, Netherlands Chamber of Commerce no. 42166997, VAT no. NL870008031B01.
1. Who these terms are for
These terms apply to the Cohostline service you order on cohostline.com. The service is for businesses in the United States that rent out short-term rental properties, including hosts who do this as a sole proprietor. Your own terms do not apply unless we accept them in writing.
2. What we do
- We answer the messages of your guests on your behalf, before, during and after their stay, in the language they write in, following the house rules and instructions you give us. After checkout we send each guest a thank-you and a request to rate their stay, inside the booking platform's own messaging.
- We work through Hospitable. You invite us as a team member with full access on your Hospitable account (any plan except Essentials), which Hospitable requires to connect us; we use that access only to read and answer guest messages and to send rating requests. We never ask for your password or an API key, we do not log in to your Airbnb or Vrbo account, and you can remove our access at any time.
- We do not handle anything on site: no keys, cleaning, maintenance, damage, pricing, calendar, bookings, refunds or guest payments. Anything that needs someone on site we pass on straight away to the local contact you name, and we tell the guest it has been passed on. We do not make promises to guests about money, discounts, cancellations or exceptions to your house rules; we pass those questions to you.
- We follow the rules of the booking platforms, for example: no links or contact details outside the platform before a booking, and no requests for guests' phone numbers, email addresses or ID. Our first message in each guest conversation tells the guest that replies are sent on your behalf by an automated assistant.
- We do our best to answer quickly, every day. We do not promise a specific response time, bookings, revenue, ratings or reviews.
- You remain the host. You are responsible for your listings, your house rules, your guests and your agreements with the booking platforms and Hospitable.
3. Price and payment
- The price is $49 per listing per month. When you reserve, you pay the first month for the number of listings you choose, by card via Stripe to WYS Works B.V.
- After we start, we send you an invoice each month in advance for the next month. There is no automatic card charge. You can cancel at any time by email to [email protected]; the cancellation takes effect at the end of the month you have paid for, and we do not refund a month that has already started.
- Prices are before any applicable tax. We currently do not charge US sales tax; if that changes, we tell you before your next invoice. If tax applies to an order, it is shown at checkout and on the invoice.
4. Start and money back
- We start by Monday, November 23, 2026 at the latest, on the start date stated in our order confirmation. Orders are open until Tuesday, November 10, 2026; if a payment still comes in after that date, we refund it within 14 days.
- If we have not started by Monday, November 23, 2026, we tell you straight away by email and you choose: everything you paid back, or a new start date. If we do not hear from you within 7 days, we refund you, even if you do not ask; in any case within 14 days of the missed start date. If we also miss the new date, we refund everything after all. If we stop Cohostline before we have started, we tell you straight away and refund everything within 14 days. Refunds go back to the payment method you used.
- If we have not started yet and you want your first month back, you can ask for a refund by email to [email protected] within 30 days of payment, giving the name or email address you paid with. We then refund what you paid within 14 days.
- This offer is only for businesses and organizations in the United States. At checkout you give your company name and your EIN (US business tax ID). Prices are before any applicable tax. Prices exclude any applicable sales or use tax. If tax applies to an order, it is shown at checkout and on the invoice. If someone has paid as a consumer anyway, they keep the rights consumers have by law. If they tell us before the start, we refund everything within 14 days.
5. Data of your guests
- To answer your guests we process their names, messages and reservation details. We can see the guest and reservation data that Hospitable shows to a full-access team member, and we use only what we need to answer your guests' messages, only on your instructions.
- We use these service providers: Hospitable (your software), Google (email and storage), Cloudflare (hosting) and Anthropic (software we use to read and write messages). They may process data in the United States; their own privacy statements describe their safeguards. We do not sell guest data or use it for our own purposes.
- We keep guest data only as long as needed for the service and delete our copies within 30 days after the service ends, unless the law requires us to keep it longer. If we discover a data breach involving your data, we tell you without undue delay.
6. Liability
- We carry out the service with care, but we cannot guarantee that every reply is perfect. Tell us straight away if a reply was wrong, so we can correct it with the guest.
- Our total liability is limited to the amount you paid us in the three months before the event that caused the damage, except in case of intent or gross negligence.
- We are not liable for decisions or actions of guests, booking platforms or Hospitable, for lost bookings or revenue, or for ratings and reviews.
7. Independent service
Cohostline is an independent third party and is not endorsed by or associated with Airbnb, Inc., Vrbo, Hospitable, or their affiliates. Their names are used only to describe which hosts our service is for.
8. Complaints, law and courts
Complaints: email [email protected]. We confirm your complaint within 2 business days and give a full answer within 14 days. These terms and our agreement are governed by Dutch law. If we cannot resolve a dispute together, it goes to the competent court in the Netherlands. This does not take away any rights you have under mandatory law of your own state.
